Reimagining embodied carbon reduction in commercial fit-outs: Lessons from Grant Thornton UK’s London HQ

As the built environment accelerates towards net-zero targets, the role of embodied carbon in workplace design is gaining long overdue attention. This case study examines Grant Thornton (GT) UK’s London headquarters project at No.8 Finsbury Circus, a landmark in circular, low-carbon commercial real estate. The fit-out achieved a 79 per cent reduction in embodied carbon compared to typical industry baselines. This paper provides a deep dive into the strategy, life cycle modelling, material reuse, supply chain equity and post-occupancy impacts that made this achievement possible, along with actionable insights for other corporate occupiers and design teams seeking to replicate and scale embodied carbon reduction in their own portfolios.
