The current land legislation of the Russian Federation provides for the need for an objective and fair assessment of the cadastral value of real estate as a basis for taxation, rent calculation, and other legally significant actions, but in practice, there are often situations where the owners of real estate objects disagree with the results of the state cadastral assessment. The article focuses on the study of the institution of challenging the cadastral value of real estate as a legal and assessment mechanism aimed at protecting the property rights of individuals and organizations. It analyzes the existing administrative and judicial procedures used to review the assessment results. Based on statistical data from 2021 to 2024, the dynamics of applications, the level of satisfaction with applications, and the factors affecting their success are revealed. The main patterns of disputes, including methodological errors and inconsistencies, are identified. Special attention is paid to regional differences in law enforcement practice and current trends in the digitalization of revision mechanisms. The article substantiates the need to improve the regulatory framework, introduce an independent audit system, and unify the practices of commissions and courts dealing with disputes over cadastral value.
